Application Form for Membership and Accommodation

Completion of this online form is to apply for a unit at 685 Queen Street East.  Only one application per household is permitted.   Once your online application has been submitted, you will receive an email confirming that and including a copy of the application.  

The priority for units at 685 Queen Street East is current members who previously resided there followed by current members requiring accessible or barrier-free accommodation.

Up to 13 units at 685 Queen Street East are available to current members of Riverdale Co-operative Houses.  This includes current members who were relocated during the re-development period.

Once the initial application period for members closes on July 31, 2023, a random draw will be held if there are more applications received than there are available units.  The highest-ranking applicants will be offered a unit first, with priority for applicants requiring accessible or barrier-free accommodation.  Applications received after July 31, 2023 will be considered chronologically based on the date submitted.

External applicants (who are not current members of Riverdale Co-operative Houses) will be invited to complete the online application process on a case-by-case basis, as per the random draw process described in the Expression of Interest (EOI) form.

To be eligible for a unit at 685 Queen Street East, a household must meet all of the following criteria upon occupancy:

  • At least one member of the household is 16 years old or older and is able to live independently;
  • Every member of the household is either:
    • A Canadian citizen
    • A permanent resident of Canada or has applied for permanent resident status, or
    • A refugee claimant or Convention refugee
  • Have a household income that is not more than four times the annualized rent (monthly occupancy cost x 4 x 12 at initial occupancy);
  • Must not have arrears with a social housing provider; unless the household has entered into a repayment plan with that provider and the repayment plan is in good standing;
  • Must not own a home suitable for year-round occupation; and
  • Must not have an enforceable removal order against them.

Unit Size

The Co-op has established minimum household size rules in order to balance the Co-op’s obligation to make the best use of co-op property and the right of co-op members to have long-term security in their units.  The minimum number of persons for each of the co-op’s unit types is:

  • Studio/Bachelor Unit: 1 person
  • One-bedroom Unit: 1 person
  • Two-bedroom Unit: 2 persons
  • Three-bedroom Unit: 3 persons

At 685 Queen Street East, there is also a maximum of one bedroom for spouses, and a maximum of two persons per bedroom.

Unit Type

Accessible Units: 685 Queen Street East is an accessible building with an elevator, automatic door-openers and other common area accessibility features.  Of the total 26 units, 16 are accessible units.  These include 6 universal barrier-free units and 10 barrier-free units.

To be eligible for an accessible unit, at least one member of the household applying must need the barrier-free features of the unit.  They must also provide medical documentation supporting their requirements at the application stage.

Artists-Designated Units: The building at 685 Queen Street East includes 5 units that are available to professional artists as affordable housing.  They are not live-work units.  The eligibility and qualifications for these artists units will follow the City of Toronto Access Policy for Artists-Designated Units: Artists Unit Criteria

If you are applying for an artists-designated unit, you must also submit an Artist’s CV and letter of intent which should clearly illustrate how you meet to qualifications of artists as per the City of Toronto Access Policy for Artists-Designated Units.

Non-Smoking Building:  With exceptions only as noted in the Co-op’s By-law No. 24 Smoking By-law, all units, indoor and outdoor common areas will be designated non-smoking.  Please confirm your understanding that neither you nor any member of your household nor your guests will be permitted to smoke in your unit or any other indoor or outdoor area of 685 Queen Street East.

I understand that neither myself, nor my household members, nor my guests will be permitted to smoke in any part of 685 Queen Street East including all units and indoor and outdoor areas.

Housing Background

If yes, do you have an active payment plan for these arrears that is in good standing?
Do you own a home or property in Canada that is suitable for year-round occupation?

Household Income

To be eligible for a unit at 685 Queen Street East, you must have a household income that is below the household income limit.  This means that the combined income of your household members cannot be more than 4 times the annualized housing charge (4 x monthly housing charge x 12 months).  Household income is defined as the amount of Line 23600 of the Canada Revenue Agency Notice of Assessment (CRA NOA) from the prior year for all members of your household ages 16 years of age or older.

Applicants will be required to provide a copy of the Canada Revenue Agency Notice of Assessment from the prior year for all members of the household who are age 16 years of age or older, as well as current income documentation. Please be ready for Co-op follow-up with you for income documentation after July 31, 2023.

Housing charge assistance or subsidy may be available to current members applying for a unit at 685 Queen Street East. Please indicate if you are interested in applying for housing charge assistance (subsidy) at 685 Queen Street East if it is available.

For applicants who are not current Riverdale Co-op members:  I understand that if the Co-op approves my application, I am required to attend an information session and a membership interview.  I understand that if the Co-op offers me a unit, then I agree to pay a one-time membership fee of $20 for each applicant applying for membership.

I agree to allow the Co-op to make inquiries to verify the information given about me in this form and to do a landlord check and a credit check.  I permit any person, corporation, or social agency to release any require information to the Co-op.

I understand that the Co-op will use the information to contact me about this application and determine my eligibility for housing and/or membership in the Co-op.

I understand that any information in this form or in any attached documents will only be given in accordance with the Municipal Freedom of Information and Protection of Privacy Act and associated regulations.  This means that the information in this form or in any attached documents will only be disclosed to the Co-op’s staff, Board of Directors, committees, consultants and regulators on a need-to-know basis.  I understand that the Co-op will destroy personal information about me that it no longer needs, subject to government requirements.
